This house is built on a “field” – not a building plot. Therefore, although it is in the heart of a village, it cannot be knocked down and rebuilt. It can only be renovated to keep the structure. The reason is that in the 70’s and 80’s, you were given a building permit to build in a field but today you cannot get such a building permit. You can get a building permit to build a brand new house if you transform your field to a plot. That means splitting the field it, making pavements, access points, etc. which makes your land smaller. Keeping it as a field, you have a great garden in the back where you can build your swimming pool, recreational areas, workshops, etc. The house is situated in the middle of the Nicosia – Limassol – Larnaca triangle. To go shopping in Nicosia it takes 20 minutes. To go for a swim in Larnaca takes 15 minutes. To go to Limassol for an evening out it will take you 30 minutes. The house is in a dire state. Last renovation tender I received was for around ~70,000 – 100,000 euros. Therefore, anyone considering buying this will need to pay in the region of 300,000 euros in total to have a comfortable, modern 3-bedroom house. It is built to accommodate a second floor three-bedroom house with a main door on the side as indicated in the architects drawings which are attached together with the title deed.
